Dry the structure, not just the surface

Wiping up and running a fan can make a room look finished while subfloor, wall framing and insulation stay wet. Moisture hides in the materials behind the finish, and that is where mold and swelling start.

The EPA says firms that work on water-damaged buildings often use large fans, dehumidifiers and other equipment to dry wet buildings and items quickly before mold has a chance to grow. We take moisture readings and keep drying until the materials match dry readings, not until the surface feels dry.

What can often stay, and what usually goes

We decide item by item, using readings, how long the material was wet and what kind of water it was. These are general patterns, not promises for your home.

  • Often dried in place: wall framing, plywood subfloor, and many hard surfaces if caught early.
  • Depends: drywall, hardwood and laminate, depending on swelling, time wet and the water source.
  • Usually removed: soaked insulation, wet carpet pad and swollen particleboard.

Product or builder warranty? Ask before materials come out

If a builder or the maker of your flooring, cabinets, windows or appliances gave you warranty terms, check them before materials come out. We do not know what yours say, and this is a question to ask, not a claim about anyone.

Before anything is removed, ask: Does the warranty require that someone be told first, and by when? Does it ask to inspect the damage before materials are taken out? Does it limit who may do repairs? Do you need to keep a sample of the removed material?

Take photos and video of everything first. Extraction does not have to wait on the warranty answer. Ask us what to leave in place for any inspection.

COMMON QUESTIONS

Answers before you call.

How do you know when a wall or floor is actually dry?

We compare moisture readings in the wet area with readings from similar dry material in your home. We keep drying until they match, then check again before we stop.

Can wet drywall stay in place?

Sometimes. It depends on how long it was wet, whether it swelled or softened, and where the water came from. We check readings and tell you what we see before recommending removal.

Should I wait to remove flooring until I check my warranty?

Ask first, but do not let water sit. Photograph everything, then contact the builder or product maker. Meanwhile extraction can start, and we can tell you what to leave in place for an inspection.
