The stain is where the water came out, not always where it started

In a two-story home, water from an upstairs bathroom, supply line or appliance can follow framing and pipes before it shows on a ceiling below. The room with the stain is only part of the picture.

If you can do it safely, stop the source first. Close the valve at the fixture, or the main valve where the water line enters the house. If you are not sure where the water is coming from, tell us when you call and we will talk through it with you.

Ceilings, cabinets and trim

We take moisture readings to see how far the water went, then plan around what can be dried.

The EPA advises that it is important to dry water-damaged areas and items within 24-48 hours to prevent mold growth. It also notes that absorbent or porous materials, such as ceiling tiles and carpet, may have to be thrown away if they become moldy. That is why a slow-looking ceiling stain is still worth a call today.

  • Ceiling drywall and the insulation above it
  • Cabinet bases, toe kicks and the wall behind them
  • Baseboards, door casing and other trim
  • Flooring and carpet on the level below the leak

Safe steps while you wait

Keep people and furniture out from under a ceiling that sags or bulges, and do not poke it open yourself. If water is dripping through a light fixture, leave the light off and switch off that circuit at the panel only if you can reach it from a dry spot.

Take photos and video of the stain, the room above it and any damaged items before they are moved. We help with documentation for your insurance claim. Your insurer decides coverage.

How the work usually goes

Once the standing water is out, we set up drying equipment and keep taking moisture readings until the framing and drywall read dry. Then we plan repairs for the affected ceiling, cabinets or trim with you. Superior is licensed and insured.

COMMON QUESTIONS

Answers before you call.

Why is my downstairs ceiling stained when the leak is upstairs?

Water travels along framing, pipes and the top of drywall before it finds a place to come through. The stain shows where it exited. We check the floor and wall above it too.

Should I cut open a bulging ceiling myself?

Keep people away from a bulging or sagging ceiling and do not cut into it yourself. Tell us what you can see from a safe location so the hazards and next assessment can be discussed.

How soon can someone reach my Camas home?

We usually arrive within 45 minutes, but timing depends on crew availability, travel and conditions. For Camas, call (360) 869-0763 to confirm the current estimate for your exact address.

Will my cabinets and trim have to be replaced?

Not always. After we measure moisture, we tell you what can be dried in place and what probably cannot. Swollen particleboard and soaked insulation are the usual problems. Solid trim is often easier to save.
